Working with a Licensed Realtor, Part 2: Buyer’s Agent with a Written Agreement
In this series, we are discussing who the Realtor represents when you are the buyer. There are three primary ways for an agent to represent the buyer. They can be a Presumed Buyer’s Agent, a Buyer’s Agent with a written representation agreement, or as a Seller’s Subagent cooperating with the Seller’s Agent. Last week, we focused on when the agent represents the buyer as a Presumed Buyers Agent. This week, let’s talk about when the Realtor represents the buyer as a Buyer’s Agent with a Written Representation Agreement. What does that mean? That’s a good question!
Let’s talk about the same scenario we discussed last week where you decide you want me to show you some properties you’re interested in. As a Buyer’s Agent with a written representation agreement, I can still show you any properties you are interested in, whether or not they are listed by my real estate company. Additionally, I can now make and prepare offers, negotiate the sale of a property for you, and much more. This document puts specific guarantees in writing so that you both know what to expect in your relationship.
